A major new addition to Miami’s urban landscape officially opened this week as community leaders, developers, and residents gathered to celebrate the grand opening of Atlantic Square, a 36-story mixed-income residential tower in Overtown.
Located at 777 NW 2nd Ave., Atlantic Square is now the largest single-phase mixed-income transit-oriented development (TOD) in Miami-Dade County. The project features 616 apartments, including 320 workforce housing units and 40 affordable housing units, alongside approximately 25,000 square feet of retail and restaurant space.
County officials say the development represents a significant investment in expanding housing options while connecting residents to some of South Florida’s largest transportation hubs. The property sits within walking distance of Brightline, Metrorail, and Metromover stations, offering easy access to jobs and destinations throughout the region.
“Atlantic Square represents the kind of inclusive, transit-connected development Miami-Dade County champions,” Miami-Dade Mayor Daniella Levine Cava said in a statement. “By expanding housing opportunities while also connecting residents to jobs, transit, and community resources, we are investing in neighborhoods like Overtown and creating a more resilient and equitable future for our county.”
The project was developed through a partnership involving Miami-Dade County, the City of Miami, the Southeast Overtown/Park West Community Redevelopment Agency, Atlantic Pacific Companies, Greater Bethel AME, Palmetto Homes, GTIS Partners, and PNC Real Estate.
Beyond housing, Atlantic Square aims to create a destination for residents and visitors alike. Amenities include two swimming pools, a dog park, fitness center, outdoor gym, coworking spaces, and an outdoor courtyard surrounded by future retail and dining options.
The property also showcases a large-scale public art installation by South Florida artist Marielle Plaisir. Commissioned through Miami-Dade County’s Art in Public Places program, The Way I See the World wraps the development’s parking garage in an intricate royal blue design composed of abstract eye shapes meant to symbolize memory, vigilance, and the enduring legacy of Overtown.
Local leaders emphasized the importance of ensuring Overtown’s ongoing revitalization includes opportunities for longtime residents and working families.
“Overtown has always been a place rich in culture, resilience, and history,” Miami-Dade Commissioner Keon Hardemon said in a press statement. “Atlantic Square builds on that legacy by delivering quality housing and vibrant retail space steps away from major transit.”
City of Miami Chairwoman and District 5 Commissioner Christine King described the project as part of the neighborhood’s continued renaissance, noting that nearly 60% of the building’s units are dedicated to workforce and affordable housing.
Transit-oriented developments have become a growing focus for Miami-Dade County as officials work to create more walkable communities while reducing traffic congestion and dependence on personal vehicles. Atlantic Square joins several similar projects planned or under construction along major transit corridors across the county.
The grand opening celebration, held Wednesday June 3rd, included a ribbon-cutting ceremony, guided tours of the property, live entertainment, and tributes to Overtown’s rich cultural heritage.
